Title:       Fast Eddie and the truth

Fast Eddie is always fast with the fish and with the truth; sometimes they both stink. Fast Eddie playing fast with the republican lite governor, Janet Napolitano.

An open letter to SAHBA’s President Ed Taczanowsky:

Mr. Taczanowsky,

Your January 10th, 2007 news letter concerning home ownership has to be one of the most disingenuous pieces of fictional literature that has ever been compiled.  Do you really believe any of the lies that you wrote?  If you do believe what you wrote, then why does your association promote corrupted and defective homes builders like L.J. McCreary of McCreary “Dream” Homes in your Super PAC organization?  Either you believe what you have written or it is all just a lie to keep having companies in the SAHBA protection racket for the dues and additional PAC money that they can bring.

As I have told my readers many times before, you cannot believe the fancy advertorials, websites, print advertising and the lies that you have just written to entice the public to buy your product.  Lying must have been invented in Arizona.

I would now like to dissect your letter and the lies that offer the unsuspecting public in an offering of education.   Mr. Taczanowsky, please explain to the reader so that they can understand the terrible inconsistencies and conflict of interest that you choose to write about.

Let us begin Mr. Taczanowsky; that is if you are not afraid of the truth!

SAHBA Home Hints

When Building Your Dream Home, Find a Professional

Celebrate National Homeownership Month (June) by doing your homework when building or purchasing your dream home.

“Home ownership is recognized as the cornerstone of family security, stability and prosperity. Home ownership strengthens the community, encourages civic responsibility, and provides a solid base from which residents can work to support their families and achieve their personal goals,” said SAHBA President Ed Taczanowsky.

In celebrating, the first thing to do is pick a professional.

“In general, there are values home building professionals follow to conduct business,” said Taczanowsky. “They believe homes should be well designed, built and located in attractive communities. Also, they need to have accessible educational, recreational and shopping facilities.”

Other qualities to look for when choosing a builder:

•  A strong responsibility to their customers and community.

•  Honesty guides their business policy. They believe in dealing fairly with their customers, employees, subcontractors and suppliers.
•  High standards of health, safety and sanitation in every home.

“An important sign of professionalism is whether the builder or contractor belongs to a home builders association like SAHBA or other professional trade organization,” said Taczanowsky. “SAHBA encourages members to research and develop new materials, building techniques and equipment, and improve methods of financing in order for buyers to receive the best value for their money.”

When buying a new home, you are purchasing more than just a structure. You're buying a package of services, and the quality of those services will have an effect on the enjoyment of your house.

“For the most part, the quality of a new home will be determined by the skill of the building professional who constructs it,” said Taczanowsky. “You will be in constant contact with your builder during and after construction process. Choose a builder you feel comfortable working with and feel best understands your needs.”

By doing your homework, you can look for a home with confidence and knowledge to help you make the best decision.

“For many, buying a new home will be the single largest purchase they'll ever make,” said Taczanowsky. “Make sure to protect that investment by buying a dream home from a qualified professional builder.”

SAHBA represents about 750 member businesses and 40,000 jobs serving the residential construction industry in Pima and Cochise counties.

1.  Celebrate National Homeownership Month (June) by doing your homework when building or purchasing your dream home.

Your assertion of doing your homework is disingenuous since SAHBA works so hard to hide the past records and histories of its members against public scrutiny.  Also, there are many times when a builder has had a settlement and gag orders that have been imposed upon people who have settled with a particular builder.  L. J. McCreary of McCreary Homes and McCreary Dream Homes has the dubious distinction of having had both many Registrar of Contractors complaints and court settlements that involved gag orders as a condition of settlement.  How is the public to realize the past history of builder like McCreary Homes/ McCreary Dream Homes or whatever new name he may call himself in the future when the legislature and associations like SAHBA work to hide there real records of incompetence?

We did our home work Mr. Taczanowsky when we were considering hiring a SAHBA custom home builder program member, L.J. McCreary of McCreary Homes/ McCreary Dream Homes during our lead up to building our custom home.  As you know, the Registrar of Contractors (ROC) deletes all complaints and records against a builder after two years, even if the builder has refused to fix his defective building problems on a project.  After seven different separate complaints against McCreary Homes and his contractors, and after the lawsuit against my family was filed by SAHBA’s very own counsel, Marc Simon, all complaints against McCreary Homes were erased before a single item was fixed.  This ROC erasure procedure was done even before we ever had a chance to go to trial with our ROC verified defective building complaints.  But SAHBA has never been concerned with defective builders, but instead, SAHBA concern is to protect defective builders like McCreary from further public scrutiny.

Because of this two year erasure rule that builders and SAHBA fought for and the ROC as it s main sponsor; this is now the whole reason for this web site to exist.  This web site is designed to warn the trusting and unsuspecting public that there are evil and corrupt people like L.J. McCreary who will harm the public as sure as the day is long.  Who will warn the public if disclosure is left to the government agencies that are easily influenced by corruption forces and politics?  No one will.
If a home buyer were to check the ROC records on McCreary Homes just after January of 2003, the audit would have come back with no complaints.  How deceptive can this be?  Nothing could have been further from the truth.  Complaints should not disappear because of an artificial time our period.  All a builder has to do is wait for two years and his sins have been forgiven by the Arizona legislation.  This is tantamount to a getting an out of jail card for free.  Why is such corporate welfare bestowed upon crooked builders but there is no help for home owners?  Something is terribly wrong in Arizona!

But then again SAHBA and McCreary Homes care little about the truth and more about painting deceptive perceptions instead for the public to gloss over.  I am sure that SAHBA and the republican Arizona legislature will continue to play a big roll in allowing this legal and professional loophole to exist in order to protect defective builders and their past histories at ruining Arizona family’s lives.

2. “Home ownership is recognized as the cornerstone of family security, stability and prosperity. Home ownership strengthens the community, encourages civic responsibility, and provides a solid base from which residents can work to support their families and achieve their personal goals,” said SAHBA President Ed Taczanowsky.

Wouldn’t the following words that you have written had meaning if you actually believed them?  Please tell me what type of security, stability, prosperity, strengthening the community, civic responsibility, and a solid base for my family’s goals was provided by a SAHBA certified Custom Builder Program member, L.J. and Denise McCreary of McCreary Dream Homes that built us a defective home, forced us into foreclosure and eventual bankruptcy by their action.  How could I solidly support my family when we were forced to become rental gypsies for the past five years because of what your SAHAB member and the SAHBA lawyers that you provided to assist L.J. McCreary in dismantling my family’s security and future?

Please tell me Taczanowsky how L.J. McCreary and SAHBA’s attorney, Marc Simon made the community stronger by defending this defective build, forcing my family into foreclosure and then bankruptcy.  How was the “community” made better as a whole, by allowing my family to be financially raped by a defective , dishonest builder and a SAHBA attorney?   I bet you can’t answer that question; now can you?

3.  In celebrating, the first thing to do is pick a professional.

WTF?   What are you celebrating and are you insinuating that if you choose a SAHBA member that they will be professional and you will be happy?  Our SAHBA member that we chose was anything but professional and we have been anything but happy.  The SAHBA members that we chose to build our custom home, L.J. and Denise McCreary, but instead was the worst mistake of my life!  L.J. and Denise McCreary of McCreary Dream Homes were anything but profession but instead incompetent and dishonest.  Please see our pictures Taczanowsky and try and tell me how professional looking these pictures look of competent and professional construction work.

4.  In general, there are values home building professionals follow to conduct business,” said Taczanowsky. “They believe homes should be well designed, built and located in attractive communities. Also, they need to have accessible educational, recreational and shopping facilities.”

Mr. Taczanowsky, what type of values toward business conduct did L.J. and Denise McCreary provide to my family?  My home was not well designed and it sure as hell was built worth a shit!  Look at the pictures Taczanowsky.   Is there a problem with your vision or just your ethics?

5.  Other qualities to look for when choosing a builder:

•  A strong responsibility to their customers and community.

•  Honesty guides their business policy. They believe in dealing fairly with their customers, employees, subcontractors and suppliers.
•  High standards of health, safety and sanitation in every home.

Boy Taczanowsky, this all sure sounds nice but it is a complete lie from what SAHBA practices.  Please tell me what strong responsibility L.J. and Denise McCreary provided to my family and the community?  Please Taczanowsky; show me an example of SAHBA members, L.J. and Denise McCreary being honest in their business policy to my family?

Please show me Taczanowsky how L.J. and Denise McCreary dealt fairly by using secret kick back payments to a LONG Realty agent Fran Epsen.  Please tell me Taczanowsky how L.J. and Denise McCreary dealt fairly with my family by providing defective building techniques on our home, unlicensed contractors, illegal alien workers, over charging us, suing us and then forcing my family into foreclosure?   Please Show me how Taczanowsky?

Please show me Taczanowsky how your SAHBA member provide my family with health, safety and sanitation when water came down our wall, mold growing, and a septic field that failed inspection.  How Mr. Taczanowsky was my family provided safe accommodations when our great room ceiling was sagging down and my wife’s kitchen island could have collapsed and killed one of our children.  Please tell me in your finest moment of spin or outright lying how SAHBA members L.J. and Denise McCreary provide my family health, safety and sanitation?  You can’t do it; now can’t you?

Mr. Taczanowsky, this has to be the biggest line of bullshit that your association tries to advertise.  Just because you are a SAHBA member means absolutely nothing since you will not supervise or reprimand members who do not follow any of your professed policies.  L.J. McCreary is a member of your “coveted” SAHBA Certified Custom Builder Program, even seven years after he provided us with a construction abortion project on our home.  Look at the pictures again Taczanowsky!  Being a member of SAHBA is like being in a protection racket, where money and influence is used to by republican legislatures like Jonathan Patton and Tim Bee, and where builders are protected from their incompetence.

7.  When buying a new home, you are purchasing more than just a structure. You're buying a package of services, and the quality of those services will have an effect on the enjoyment of your house.

This is the only true statement that I think you might believe in but having a SAHBA member has nothing to do with quality.  Look at the pictures again please.  Do you think Taczanowsky that I purchased any type of quality on our home project with a SAHBA “Certified Custom Builder Program” member?  Yes, the quality of service had a huge effect on our building project; there wasn’t any.

8.  “For the most part, the quality of a new home will be determined by the skill of the building professional who constructs it,” said Taczanowsky. “You will be in constant contact with your builder during and after construction process. Choose a builder you feel comfortable working with and feel best understands your needs.”

“For the most part, the quality of a new home will be determined by the skill of the building professional who constructs it,” said Taczanowsky. “You will be in constant contact with your builder during and after construction process. Choose a builder you feel comfortable working with and feel best understands your needs.”

Yes, this is true.  The level of competence of SAHBA’s L.J. McCreary and McCreary Homes was negligent.  I believed that I was getting a quality SAHBA builder but instead I was introduced to a corrupt fraud.  Being a SAHBA member or a member of SAHBA’s Certified Custom Builder Program means absolutely nothing.

9.  By doing your homework, you can look for a home with confidence and knowledge to help you make the best decision.

Sure, just a little work and choose a SAHBA builder and everything will turn out just fine; liar!  Again, why does SAHBA promote with the Registrar of Contractors to have records erased after two years?  L.J. McCreary did not fix a single item after January 2001 and his record was erased by the ROC before we even had a chance to go to trial.  Even SAHBA promoted advertorials about McCreary Homes did nothing for the consumer to doing a little home work to decide on a competent builder.  Your SAHBA advertorials are slanted toward getting the builder business and not the competence of the builder.  Choosing a SAHBA Certified Custom Builder, L.J. McCreary was the worst mistake of our lives.  How come Taczanowsky that Southern Arizona’s premiere custom home builder is not at your Parade of Homes at the Bajada in Marana?  Are these just more lies about a builder professing his competence?  I know the answer; do you?

10.  “For many, buying a new home will be the single largest purchase they'll ever make,” said Taczanowsky. “Make sure to protect that investment by buying a dream home from a qualified professional builder.”

Yes, contracting to have SAHBA’s L.J. and Denise McCreary was the single largest purchase and investment in our lives and it resulted in a defective home, a lawsuit, foreclosure, thoughts of suicide and bankruptcy.  What a fine advertisement for SAHBA and its members.  No wonder you keep trying to ignore us Taczanowsky; there is little if anything to defend except your culpability and responsibility for providing us with these corrupt builders.

11.  SAHBA represents about 750 member businesses and 40,000 jobs serving the residential construction industry in Pima and Cochise counties.

No, SAHBA did not ever provide service except to rape us.  I don’t care how many members that Taczanowsky professes to have in his corrupted association.  Maybe a better indication would be how many of your 750 members and employees are just plain corrupt, dishonest and incompetent.
Maybe you should try again Taczanowsky and re-write the letter with just a bit of truth provided instead of the lies that you provide with SAHBA patronage.  My goal is still to have SAHBA and LONG Realty pay for the incredible damages that you provided my family by promoting L.J. and Denise McCreary of McCreary Homes upon my family.  I am just waiting for the right hones t lawyer to come by and confront the injustice and incredible financial damage that you perpetrated upon my family.

I understand Taczanowsky your great reticence to answer any questions on the subject. Chicken shit people who lust for money and that have no defense for their or their member’s actions are always silent.

As Gandhi once said; “First they ignore you, then they ridicule you, then they fight you, then you win.”  Dr. Martin Luther King said; “There comes a time when silence is betrayal.”  Taczanowsky, you have been silent for much too long.  SAHBA the community builder has betrayed the consumer and the community for long enough.

With little if any respect,

“The Arizona Refugee”
